In a bid to streamline property tax management and enhance digital access for citizens, the Brihanmumbai Municipal Corporation (BMC) has made it mandatory for property owners to complete the ‘Know Your Customer’ (KYC) process to avail of online property tax-related services.
According to civic officials, the initiative aims to simplify the tax payment process and ensure property owners receive timely updates and documentation via digital channels. Services available online include tax payments, access to No Objection Certificates, payment certificates, ownership detail updates, and various reports such as payment history and arrears.
Property owners are required to visit the official BMC property tax portal at https://ptaxportal.mcgm.gov.in to complete the KYC process. Users must provide details such as their property account number, name, mobile number, email ID, and select their role (owner, secretary, chairman, or accountant). They must also upload supporting documents—such as a share certificate, utility bill (gas, electricity, or telephone), or an official letter from the housing society, the civic body said.
Once registered, users will receive property tax notifications, receipts, and soft copies of tax bills via SMS and email.
BMC Commissioner Bhushan Gagrani and Additional Municipal Commissioner Dr. Ashwini Joshi informed that while over 4 lakh property owners have completed the process so far, around 6 lakh more still need to do so. The civic body is preparing to issue property tax bills to over 10 lakh properties for the financial year 2025–26.
Officials emphasized that the move will make property tax services more efficient, transparent, and user-friendly. In addition to enabling online transactions, the system will provide residents with seamless access to critical property-related documentation and updates.
